A new block of riverside flats is currently under construction in Swansea, overlooking the River Tawe and Swansea Marina. The 104 flats, located off Kings Road near the Sail Bridge, are being managed by housing association Coastal Housing Group. These affordable flats will be rented out at below-market rates and are part-funded by the Welsh Government. Everwell Development is undertaking this project, their first in south-west Wales.
The development, comprising a four-to-six-storey block, will also include a ground-floor commercial space, 93 car parking spaces, and bike parking. Detailed plans for the project were approved by Swansea Council’s planning committee in November. Kelvin Rees, head of development at Coastal Housing, highlighted the prime waterfront location of the flats in Swansea, describing it as “an incredible location” in the heart of the city’s waterfront area.
Chief executive Charlie Parry of Everwell Development emphasized the necessity of these flats, stating that they are not just building housing but creating inclusive communities where people can truly belong. The design of the red-bricked block will complement the nearby restored Ice House and J-Shed building. It is noted that previous private sector plans for a block of 91 flats were approved but not implemented. Concerns have been raised regarding the provision of 93 parking spaces for the new block of 104 flats.
During a council planning committee meeting, questions were raised about potential parking congestion in the area. However, a planning officer assured that the parking standards, though slightly below normal, were considered satisfactory to accommodate the increased housing density without causing parking issues on the streets. The Swansea riverside development is anticipated to take around three years to complete, providing much-needed housing for the community.
