Plans have been unveiled to revitalise the run-down Roch Gate Motel near the coastal village of Newgale in Pembrokeshire, Wales. The proposed £2.6 million redevelopment project, named ‘The Gate,’ aims to breathe new life into the disused site, creating 18 job opportunities. The plans, put forward by Nick Neumann of Newgale Holidays, include transforming the site into a mixed-use hub featuring amenities such as a village shop, a bistro, conference facilities, business units, and up to 25 holiday lodges.
The former Roch Gate Motel has been vacant since its closure in 2008, and despite previous planning schemes for a hotel and affordable housing falling through, this new proposal aims to bring a fresh vision to the neglected location. Changes to the initial plan were made following feedback from the public, local authorities, and planning experts. Adjustments include alterations to the building’s exterior design, the exclusion of a drive-thru feature, and the addition of two more business units to support local enterprises.
The proposed development also addresses the community’s need for essential services, with plans to provide a replacement village shop and post office. An array of business, commercial, and tourism components are set to be incorporated into the project. In response to concerns raised during the consultation process, the applicant has fine-tuned the proposal to align with the traditional architectural style of Pembrokeshire, promoting sustainability and a cleaner environment by eliminating the drive-thru element and adding more business spaces.
Reflecting on the submission of the revised application, Nick Neumann expressed optimism about the project’s prospects and emphasized the positive impact it could have on the local area. Neumann urged community members to voice their support for the transformation of the site, highlighting the potential benefits it could bring, including job creation and enhanced local amenities. The application is now awaiting deliberation by park planners, with the hope of securing approval for this ambitious redevelopment scheme.
