The Welsh Government has opted not to intervene in the proposed development of a significant new housing estate and link road on the outskirts of Mold, North Wales. Anwyl Homes has received planning permission from Flintshire County Council to construct 235 homes between Gwernaffield Road and Denbigh Road, alongside a new road linking the two roads and repurposing Pool House Lane into a pedestrian and cycling route.
A plea was made to the Welsh Government to review the decision, citing concerns over transportation assessments, alleged flaws in the Local Development Plan, and the recent fire at the nearby Synthite chemical plant. However, Hywel Butts from the Welsh Government’s planning directorate noted that the development did not raise issues of more than local importance, ultimately leaving the decision-making authority with the local council.
The 28-acre area earmarked for development is planned to include 94 affordable homes and 141 homes for the open market, featuring a mix of one to four-bedroom houses. Anwyl Homes anticipates commencing construction later this year, subject to meeting necessary requirements. The managing director, Phil Dolan, highlighted the company’s commitment to providing diverse housing options and investing in the local community.
The project aims to incorporate green spaces, a play area, and wildlife habitats, with an emphasis on sustainability and community well-being. Anwyl Homes plans to contribute towards improvements at Ysgol Bryn Gwalia as part of their agreement with the council. Overall, the decision to allow the local council to proceed with the development signifies a significant step towards addressing housing needs and promoting local growth in Mold.
