The Welsh Government is considering making electric car charging points mandatory outside all new homes, as well as properties undergoing redevelopment or changing use. The aim is to increase the use of electric vehicles and move Wales closer to net zero emissions. Under the proposed regulations, each new residential building with a car parking space would need a charge point, as well as buildings with more than 10 parking spaces for non-residential use. This move aligns with the UK Government’s goals for a significant increase in zero-emission vehicle sales by 2030 and reaching full emission-free status by 2035.
While the Welsh Government suggests that installing charge points will ultimately save money for homeowners, it could add around £1,000 to the cost of a new home. Despite the initial investment, this cost is lower than retrofitting a charge point at a later stage, which could amount to an average of £2,300. The proposal includes exceptions for certain properties and situations where grid capacity constraints or excessive costs may jeopardize development projects, as reported by North Wales Live.
Ifan Glyn, Director of the Federation of Master Builders Cymru, has raised concerns about the impact of mandatory charge points on housing affordability. He emphasised that additional expenses, though seemingly minor in construction costs, are typically passed on to buyers, affecting overall housing affordability. Glyn urged a balanced approach, ensuring that sustainability efforts align with housing affordability in the long term.
The Welsh Government is seeking public feedback on these proposals until the end of November. Acknowledging potential challenges in immediate demand for charge points, the government remains optimistic about the increasing uptake of electric vehicles in the near future. The move towards electric vehicles is deemed crucial for achieving net-zero targets.
